Define the operation

Document the menu, service model, seating or queue, staffing, deliveries, storage, cleaning and target opening before the layout is fixed.

Coordinate front and back of house

Align the kitchen, pass, counter, dining or pickup areas with equipment, exhaust, utilities, lighting, finishes, access and landlord interfaces.

Sequence construction and turnover

Assign drawings, trades, owner decisions, equipment deliveries, inspections, deficiencies and final documents in the project schedule.

When should a restaurant contractor review a candidate unit?

Before lease conditions are waived, when possible. The proposed use, exhaust route, utilities, drainage, access and landlord criteria can materially change the fit-out scope.

Can the dining room and commercial kitchen be planned separately?

They can have different designers and trades, but their service flow, utilities, counter interface, deliveries, waste, lighting and construction sequence still need one coordinated plan.

Can an operating restaurant be renovated in phases?

Sometimes. The decision depends on safe separation, shutdown windows, utility work, equipment moves, access, inspections and whether temporary operations are practical.
